Scotland is undergoing a “seismic” change in the way it views house purchase, a leading estate agent revealed last night.

A combination of economic factors have come together to increase the number of people becoming home renters, rather than buyers.

That’s the view of Barry Chuwen, co-founder of one of the country’s most dynamic estate agents, Move Quick.

He said that many young Scots are finding it increasingly difficult to get a foot on the property ladder.

Said Barry:”People are facing the toughest pre-purchase conditions in living memory.

“They are being asked to come up with deposits so large, often they are completely outwith their reach.

“On top of that, banks are less willing to lend than they were before the economic crash of 2007.

“And with tougher credit checks linked to the end of the stamp duty holiday, young people are being steered away from house purchase and forced to rent.

“Scots have always been proud to say they have bought their home so this represents a seismic change in the way we view property.”

Mr Chuwen said the flip side of that problem is that the buy-to-let market is enjoying something of a boom, as individuals with acccess to funds are buying property with a view to renting it out.

He added:”In property, there are always winners and losers.  At the moment, first time buyers are struggling to buy their home.

“Of course, that makes for a healthy buy-to-let market.”

One Scottish lettings website recently reported a surge in the number of tenants on its books.  While it had 7,170 people looking to rent in the first quarter of 2008, that number had almost doubled to 14,170 by the second quarter of 2012.

The most recent Scottish household survey for 2010 / 11 shows that just under half of all households aged 19 to 24 are now rented.

That suggests a Scottish total of privately-rented houses and flats of 273,000 – almost equal to the number of council houses in the country.
